The proposed development site is located to the west of Ongar, off Chelmsford Road (A414), within the administrative boundary of Epping Forest District Council (EFDC).
As a historic market town, Ongar is known for its heritage assets and semi-rural character, yet is identified as a sustainable settlement for growth due to its location on the A414 corridor, offering connections towards Chelmsford and Harlow, and further links to the M11 and M25 via the A414 and A12.

The site is currently designated as Green Belt. Under emerging national planning reforms, Bloor Homes consider the land to fall within lower-quality Green Belt, this is called “Grey belt”, which national policy encourages to be prioritised for sustainable development.
The land comprises open agricultural fields with hedgerow boundaries and no significant built structures.
